We provide consultancy for buying residential property of any type like land, house, apartment and commercial property like land, factory building, office space, restaurant space and shop across Bangladesh as a buying consultant for our local and international established clients. We guide our clients through the process of purchasing residential and commercial property. We bargain with the seller on the selling price, facilitate the property inspection, negotiate contingencies and assist our clients through the closing paperwork. As a representative of our clients, we are legally oblige to protect the interests of our clients and ensure that they shall get the best deal possible. We aid our clients in navigating the property by finding the proper property listings and advocating for them based on their unique needs. We ensure utmost care, undivided loyalty and uncompromised confidentiality when negotiate a property buying deal for our clients. We use our extensive knowledge and network to find the right property for our clients and get them through the hefty paperwork for closing a property buying deal successfully in all respect.

Our Responsibility

We take the following responsibilities in the process of buying a residential or commercial property for our local and international established clients.

  • Identify the suitable property according to the requirement of client.
  • Visit the property and provide clear pictures and videos to client.
  • Identify the legal owner of the property and verify the genuineness of ownership.
  • Verify the actual property size, features as well as it's current legal status.
  • Meet the property owner and negotiate price and other terms and conditions.
  • Conclude a legal purchase agreement with the property owner on behalf of the client.
  • Introduce client with owner and hand over agreement and property to the client.

Charges & Terms

Our service charges and terms for buying property depends on the district location and type of property. The following charges and terms are applicable when we buy a property of any type all over Bangladesh for our local and international established clients.

Residential Property

  • One Time Service Charge: USD 500 inside Dhaka and USD 800 outside Dhaka or equivalent amount in other accepted currencies.
  • One Time Commission: 1% of property value as per contract in USD or equivalent amount in other accepted currencies.
  • Payment Method: Credit Card, Debit Card, Western Union and bKash are accepted for this service. Commission can be paid by bank wire transfer or BEFTN or check.
  • Booking Money: Client can pay booking money directly to owner's bank account based on the purchase agreement or via us. If client wants to pay booking money via us the fund should be transferred to our designated bank account through bank wire transfer.
  • Property Value: Client can pay property value directly to owner's bank account based on the purchase agreement or via us. If client wants to pay property value via us the fund should be transferred to our designated bank account through bank wire transfer.
  • Required Information From Client: Preferred location, budget, property type, property size, other property details and hand over time.
  • Required Document From Client: Photo ID card and letter of authorization.

Commercial Property

  • One Time Service Charge: USD 600 inside Dhaka and USD 900 outside Dhaka or equivalent amount in other accepted currencies.
  • One Time Commission: 1% of property value as per contract in USD or equivalent amount in other accepted currencies.

Procedure

The procedure of buying property using our service is pretty simple. Clients contact us with their requirements for buying a property at least 2 months back. If we agree to undertake the assignment, clients pay our service charge after which we take necessary initiative to hand over the purchase agreement and the property within the delivery lead time.

Deliverables

High resolution clear images, 360 degree videos of property and surrounding streets as well as marked location coordinates on google map before purchase agreement. Hand over purchase agreement and the property itself after completion of purchase agreement.
